Real estate is not a one man show.  

You have to have a team of other professionals who you work with on a constant bases.

People you can rely on.

There are too many moving parts in a real estate deal to do everything yourself, and besides you can’t be good at everything…

Your main focus needs to be setting appointments and getting houses under contract.

So to keep your focus on these things you will need to rely on other people to help you finish your deals and get you paid.

Who do you need?


Escrow– This is a neutral 3rd party that handles the transaction, follows the contract, and serves as the central “hub” of the transaction.

Title- In your state or county title and escrow may actually be the same company.  The title companies job is to check the title record and make sure everything is a-ok for the transfer of ownership. They will also set up insurance for the transaction.

Lender-  This can be any type of lender.  Someone who gives you money for a transaction.

Real Estate Agent- This person will help you sell your property, and possibly help you find deals.  They also usually already have a team of people you can plug into if you  are new to the industry.

Contractors– People to help you rehab the property.  You don’t want to do the rehab work yourself.  Hire professionals who are licensed, insured and bonded to work on your project while you are out looking for more deals!

Insurance- You will need all sorts of insurance.  So find an insurance agent.

JV Partners- These are other investors you partner with on deals.

Inspector-  This is a professional inspector who inspects homes to tell you what needs to be fixed.  You will mostly run into them when you re-sell your property, but  you may need to use one at some point in your career so keep an eye out for the good ones.

So where do you find all these people?

Or you can get to work and start putting together your team through trial/error, networking, and giving people a chance.

Also, like mentioned before many times a Real Estate Agent will know a lot of these people you can plug in with.

You may go through 10 different people to find 1 good 1.  That’s the name of the game.

But when you find the 1 good team player, make sure you hold onto him/her because good help IS HARD TO FIND!

Be sure to stay in constant contact with these people, start helping them build their business (referrals, marketing idea’s, networking together etc.), and keep letting them know your active…by being active and doing deals together.
